	PARTNERS FUND 1 Partners Fund I is a private equity fund formed to develop residential real estate projects within a 100 mile radius of New York City. We typically invest in communities that are on the cusp of transition from rural to suburban that present excellent opportunities for land banking and/or development. We look for several investment factors including attractive property values, a growing selection of high-end local service offerings, low traffic/open highway commuting, and long-term growth potential. The size of Willow Creek Partners Fund I investments will vary depending on the opportunity and market conditions. We generally seek real estate investments requiring a minimum of $2.0 million in equity capital. We rely on our professional network engineers, architects, builders, real estate agents, banks and our own local brand awareness for a consistent source of raw properties currently or potentially available for sale. We are in various states of development, negotiation and due diligence on several projects. WILLOW CREEK ESTATES CONSTRUCTION FUND We are presently raising funds for the building of homes on the 21 remaining lots at Willow Creek Estates. WIth the increase in recent market activity, and the desire of buyers to purchase complete home packages as opposed to building lots, we feel that by tightly controling costs, and working with our world-class marketing team, and builders we can benefit by the margins custom homes offer.
