While we strive to always buy below market, add value in unique ways, and sell when we believe our assets are fairly valued, below are some of our more interesting projects reflecting a combination of good acquisition prices, intelligent use of financial engineering, and value creation through outside-the-box thinking leading to extraordinary returns.

This project required us to turn an old tractor barn into an old-world pub complete with plumbing for keg fridge, icemaker and sink, including full lighting, internet and a mitel phone system. We then turned a wall into full windows, with doors to the deck we built. We did the entire project in-house.

This project required us to install recessed lighting, completely oak panel the room, and cover the open shelves with custom made oak doors. Additionally, we saved the 1940's tile surrounding the fireplace and installed a wood burning stove. Then we removed the vinyl covering the oak floors, and refinished them to match all.

This was a really fun project requiring us to turn a very rough basement area into a wine cellar and home theater. We installed large terra cotta tile, bricked up the columns, installed recessed lighting, pine walls and trim, a 14 foot custom built pine table on top of a brick base and recessed speakers.

This project required us to combine three small rooms, including a bathroom, into a magnificent master bathroom with large free standing bathtub, an extra large enclosed shower, and a separate WC for the toilet. In addition, between two windows, we custom built a built-in linen cabinet. The bath tub requires special electric, and piping for the air jets, which sits in the lower part of the cabinet. The entire job was completed in-house, from framing, drywall, electric, tiling, trim, cabinets, and even painting!

This was one of the most complex renovations we have executed. It required us to combine 2 PH apartments on West 64th street in Manhattan, including the hall space, allowing the elevator to open up directly into the apartment. We then took the roof space and created a full wrap-around terrace consisting of 1500 sq feet with views of Central Park, and lincoln center. Finally we completely demolished PHA and rebuilt it will 14 foot height ceilings and a magnificent master bathroom with all the trimmings. The apartment was wired with a Control 4 audio video system, internet, wood burning fireplace, custom doors and windows - the works!

it's amazing how much value one can create by changing the exterior veneer. In this case, we added a large window, and stone faced the office. The we covered the large barn with natural cedar and painted all the trim a dark forest green. Finally, we planted a garden in the front of the office, and paved the driveway. Viola, a whole new (high-end) environment.
